When we first heard about the creative strategies available to everyone to buy their own home, we thought it would be impossible to implement them, and way too hard or time consuming. Boy, were we wrong! Anyone with the right knowledge can make this work, no matter what financial position they are in. Your manual contains ALL the information one needs to buy a home, now!
Since our testimonial in September 2008 and November 2008, we have been able to further hone our skills through your mentoring and help more families with home ownership. We have been able to apply layers to the strategies that you teach and the systems are now second nature. Once you grasp an understanding, the opportunities for home ownership are endless, no matter how little deposit and/or poor ones credit rating.
We have, since our last testimonial, helped six additional families with owning the great Aussie dream under an 'Instalment Contract' and a 'Lease with the Option to Purchase'.

We had an open home for one house, which 15 families attended, all of which were qualified and really interested. Unfortunately we could only help one family, which left many upset families that missed out. This provided proof that there is a strong demand for this type of creative home ownership out in the real world.
In addition to the above achievements this year, we are currently in the middle of helping 4 more families as well. One of the couples are bankrupt, and have chosen to take on a handyman's special where they will make significant changes to the home to create their own equity in today's market, while improving their credit rating.
With one of the purchases in 2008, which was sold as an 'Instalment Contract', the family have made significant improvements to their home, including adding glass sliding doors, moving the laundry, adding a room, landscaping the garden and painting the walls for their kid’s rooms. Their home is now worth considerably more than what they paid for it (even in today's market), and in fact, their home loan repayments are less than what it would cost to rent!!!
They are so proud of not having a landlord to tell them what they can and can't do. They achieved all this while maintaining a family of five children (including twins) in eight months. Using your strategies outlined in the manual, we have also helped people facing foreclosure by their banks. It has been really rewarding to be able to use this information and pass it on to people to prevent them from losing their home.
On one other separate occasion, we have discharged an owners loan (through Seller Finance terms) to help save the couple from a mortgagee sale. We bought the home for true market value, using Seller Finance terms, after a writ of possession had been issued. We paid them enough upfront to discharge their mortgage, pay legal fees, and pay off a credit card, with the remaining settlement funds to be paid in one lump sum in 5 years time, with no interest payable on this amount.
The DIY Rent to Buy team was beside us every step of the way, providing us guidance on what to look out for (eg; how to deal with caveats, writs of possessions, how to manage unsecured debt, how to deal with the banks and their solicitors). We got the deal across the line due to your assistance, and both our self’s and the relieved previous owner are forever grateful for your knowledge as you helped to prevent a nasty bank foreclosure.
As we speak, we are in the process of taking over 2 separate loans (Lease with the Option to Purchase) to prevent foreclosure for 2 other families. Both have had their homes on the market for well over 12 months (one has had it on for 2 years!) but have not had any offers that are high enough to discharge their mortgage. The arrears have caught up with them, and we are in a position to take over their mortgage and all other expenses, to prevent foreclosure.
The owners are happy as they are obtaining full market value for their home, without the stress of having to maintain all property expenses in the future. We have had success with direct marketing, and had the privilege to deal directly with sellers, without using real estate agents. It has made the process so much more enjoyable and made it easier to create win/win situations for all parties.
It is a lot easier to obtain creative finance terms with sellers directly, as we find it hard for the real estate agents to understand the concepts and subsequently advise their vendors not to accept our offer. We have done 5 purchases directly with sellers. We highly recommend dealing with sellers without agents to assist creating win/win situations.
